B & B Terms and Conditions

Thank you for choosing to book here at Broom House at Egton Bridge. We look forward to welcoming you. When you make this booking you are entering an agreement with us. Please read our terms and conditions of booking below.

Price

The price includes accommodation plus any board indicated. Unless clearly stated on the booking form all extras such as additional meals, telephone, drinks etc are additional. We accept the following forms of payment: cash, cheque with banker’s card, debit cards, credit cards

Payment Guest Accommodation

A deposit of 100% of the total cost of the first night booking is required. This is non refundable and non transferable.

Cancellation Guest Accommodation

Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately. If cancellations are made in excess of 7 days before your booking you will not be liable for the total balance. For cancellations made after this time (within 7 days of your arrival date), or by failing to take up the booking without cancelling, you would be in breach of this policy & the cost of the entire reservation will be charged.

It is important therefore that you ask for/read a copy at the time of the booking, the deposit /cancellation rules, which on most occasions, will be communicated via a confirmation in writing via fax, letter, SMS or e/mail.

Cancellation Insurance

We highly recommend a holiday cancellation insurance policy, which covers cancellation through illness, accidents etc

Non – availability

We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund

Arrival

You are welcome to arrive at Broom House between 4pm and 6pm on your day of arrival. Alternative times outside of these hours can be made by prior arrangement (10pm latest check-in). Please confirm approx arrival time, when making a booking, or at least 1 week prior to arrival, would be helpful.

Departure

Please be ready to leave your accommodation by 10am on the day of departure, unless otherwise arranged. Your bill for the bed and breakfast accommodation and any extras or services taken during your stay is payable on departure.

Damages and Breakages

Please take care with our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. We endeavor to provide a very high standard of furnishings & cleanliness in all our rooms and cottages and ask for your respect and consideration of our efforts towards your comfort. Please report any accidents, as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge, if additional cleaning is required to furnishings/bedding etc, if you did not report this.

Non-Smoking Policy

For the comfort of our guests, we have an absolute 'NO SMOKING POLICY THROUGHOUT THE SITE, HOUSE, ROOMS AND GARDENS' A charge of £100 will be charged to the room for cleaning all furnishings, curtains and bedding if smoking is found to have occured.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Booking Accuracy

We take every care to ensure that at the time of going to print, the details in all our leaflets are accurate regarding the description and information about facilities available or planned to be available. Photographs are for general guidance only. There may be occasions where facilities need to be withdrawn due to repair renovation, development, adverse weather conditions, changes in government legislation or codes of practice or other occurrences outside our control. We reserve the right to make such alterations without prior notice and we are unable to accept any liability as a result therof.

Exclusively Yours Terms and Conditions

Thank you for choosing to book Broom House at Egton Bridge on an Exclusively Yours basis. When a booking is made you are entering an agreement with us. Please read our terms and conditions below.

The Exclusively Yours agreement is between the hirer and the owners. The Exclusively Yours agreement is for the hire of Broom House for holiday purposes. The hirer will be responsible for the property and will be expected to take all reasonable care of it.

The following information given is correct at the time this website went live and the content are subject to alteration at any time. The following terms and conditions come into effect from the release date of the website.

Bookings are not accepted from anyone under the age of 18 years old.

We advise that the description of Broom House is read in full before booking.

Payment

A deposit of 25% of the total cost of your stay is required at the time of booking to secure Broom House. This is non refundable and non transferable. If the holiday is booked less than 8 weeks prior to the arrival date, the full balance is required.

Payments are to be made by BACs. The balance payment is due 8 weeks before the date of arrival.

Damage Deposit

A payment of £500 is payable 7 days prior to the arrival date. The full amount will be paid back to your card after you have vacated the property and a member of staff has checked it. It may take up to 7 days after vacation for card payments to be issued. Any damage must be reported within 48 hours. It is strictly prohibited for a tenant to attempt to clean, repair, replace, mend, fix any damaged item/s or property without gaining permission of the owners first.

The Booking Agreement

The hiring agreement is between the hirer and the owners of Broom House. The hirer is responsible to the owners for the full cost of the accommodation booked. All information is given in good faith, and in the absence of negligence on the owners part, no warranties are made regarding information provided either written or oral. In the absence of negligence we accept no liability for any loss, damage, injury or accident which the hirer or any of his/hers party may incur or experience. The hirer undertakes to make good any damage to the property, furnishings, linens, or equipment caused by him/her or any members of the party.

Liability

Non Payment. Notice for balance payment is sent out at least 8 weeks before the holiday. If payment is not made at 8 weeks prior to arrival and no cancellation has been made it will result in legal action regardless if the hirer does not take up their accommodation. Discounts and special offers are not valid to those who have already booked Broom House and wish to transfer or re-book at a lower price. Full terms are applicable to all bookings.

Arrival

You are welcome to arrive at Broom House from 4pm on your day of arrival. Alternative times outside of these hours can be made by prior arrangement. You will receive a phone call from the owners 7 days prior to your arrival to discuss arrival time and details of the key etc.

Departure

Please be ready to leave your accommodation by 10am on the day of departure, unless otherwise arranged.

Children on holiday

Children are very welcome at Broom House. We ask that parents encourage their children to respect their holiday home and also for them to be made aware of any hazards in their new surroundings. We also ask parents to provide mattress protection for younger children. We provide one cot and one high chair for our guests’ use.

Provisions

Broom House provides basic provisions such as 2 x toilet rolls per bathroom and cleaning materials. Food and other provisions can be purchased locally in Whitby. Electricity and heating is included in the price.

Pre-order Logs

We are very happy to offer guests firewood for £10.00 a sack which will be ready for your arrival. These can be pre-ordered when speaking to the owners 7 days prior to arrival or before.

WI-FI

The provision of WI-FI is there to enable access such as Facebook and checking emails. It is not provided for use for live streaming and downloading. At times the signal may be weak due to our rural location.

Non-Smoking Policy

For the comfort of our guests, we have an absolute 'NO SMOKING POLICY THROUGHOUT THE SITE, HOUSE, ROOMS AND GARDENS' Those found smoking will be asked to leave and may lose their damage deposit.

No Dogs

Unfortunately we do not accommodate dogs at Broom House.

Cleaning

Broom House is cleaned before every stay, however we do ask that you leave the property in a clean and tidy condition. Appliances are not guaranteed in the event of a breakdown, but every effort will be made to remedy faults rapidly, this also includes electrical faults, plumbing faults and problems due to adverse weather conditions, road closures, building/roadworks nearby.

Linen and Towels

Broom House offers linen and towels (one standard size and one hand size towel per person). The beds will be made up for your arrival. Unfortunately we are unable to offer a particular type of linen (ie. Cotton or linen)if you have a special linen requirement or allergy. It is recommended that guests bring their own linen to suit their requirement. Linen is provided for permanent beds only. Z beds and cots will not have linen provided. Any damage to linen or towels, or missing items will be charged to the tenant from their damage deposit. If you are staying for two weeks or over there will be a linen change mid stay. It is not permitted for linen to remain in a property for more than 9 days.
